Just as I was about to flip my lid and they've accepted.  They are now buying somewhere though and can only move out in December at the earliest.  They've put an offer in on a new build which will be done in November hopefully.  This is fine for us.  I'm not desperate to move in just desperate to get the mortgage in place before I move jobs.

 

Just out of interest for the mortgaged up to the eyeballs amongst us.  Has anyone had a similar experience in terms of a delayed move in date?

 

What happens in terms of the application, moving the money over and exchanging of contracts?  I'm starting my new job at the start of September.  Am I likely to get the mortgage application through before then and then it's just a wait until we move in or will they want to do the mortgage application nearer the time?

This is what I suspected.  "Chain free" or "seller going into rental" is code for "all estate agents are lying shitheads".  The agent would have put them up to it to make the property appear more appealing.  Anyway, good luck with your move.  I specialise  in conveyancing.  I know we've had our differences over L*cas but if you need any free advice drop me a PM.

Mortgage offers typically last three or six months from valuation (their word for survey) although this varies with each lender.  It would be best to apply as early as possible, as it is all taking longer to approve these days.

Me and the wife eventually found a house we really liked back in December, we offered below the asking price and got accepted. At the time we already had a mortgage in principle so we had a sit down with the Bank and got accepted for the mortgage in early January.

 

Then the purchase hit a major obstacle because the seller had lost the deeds and had no proof of ownership because she'd owned the house since the 1930's.

 

We've just only got the keys, literally last week, having waited nearly 6 months. The cluster fuck caused by not having deeds is a nightmare, so firstly make sure the vendor has them.

 

Our mortgage offer was 2 weeks off the expiry date but having spoke to the bank, they granted us a 3 month extension without us having to sit through another application.

 

My advice would be to get your mortgage sorted as soon as possible.

Just reading this shite makes me want to quaff a quick six Heinekens.

 

Problems I have had with builders/estate agents/banks/etc

 

First house- asked for and got, free of charge, plan changes for wood burning fireplace. Then came back two months before close asking for 3K for the changes. Told the agent that wasn't happening and she said we would lose the house,to which we said fine and she was in disbelief thay we would walk away over a wood burning fireplace after all the trouble, ie - gojng through plans, picking out colours, etc. Told us she has never lost a deal in all her years of real estate over something like this. First time for everything we told her. We got the fireplace no charge.

 

Next one- got a finished basement but the fuckers decided not to finish the stairs down to it. Then they went bankrupt after building only ten houses in the area so we got stick. with that as the fucking insurance you pay through the nose for in case the fuckers go bankrupt wouldn't finish it either, siad we could take the, to court....cunts. They also tried to make us pay for another supporting beam for the house as they had to do an inspection after the bankruptcy...but I got my lawyer to fire a letter to them and it got fixed pronto...again, fucking cunts.

 

Then we went to sell that one the amount of bullshit with estate agents was incredible....from not wanting to list it at a high price to trying to get us to buy some of her listings to not wanting to show us listings with this other company because she didn't agree with their ethics...hahaha...you have to act like a complete arsehole and be belligerent with these people or they walk all over you.

 

Banks--- no I do not also want a 10K line of credit or a fancy Visa or anything else, why do I have to bring ten pay stubs? Why do you have to fucking interview my. boss? What the fuck is a credit rating for? Why am I paying a higher interest rate on my car loan we could have done it better so I say then do it better and we can switch it but no they don't do that and there is a penalty. so fuck off then.

 

The last place we had involved an estate agent. who just quit and the firm never told us or shifted. another agent onto the house, we found out two weeks later when we tried calling. then we went to another firm and the family who bought the house decided they wanted five roof tiles replaced that had blown off during a storm and the fireplace insert replaced because we couldn't find the manual....hahaha...what the fuck??? This is after so callled closing the deal and they had the inspection report from their independent house inspector. A couple of other minor things as well. If we couldnt fix them (and the cunt, the fucking cunt, knew we were up 4000 miles away in Nunavut) he wanted 4k off the price or they wouldnt sign the fjal mortage papers or whatever my lawyer said they had to sign so we would get the cash. And, to boot, the fucking cocksmoker was out of cell range cos he was travelling with his wife and two small kids and a U-Haul....hahaha...

 

I fucking instructed lawyer to send a letter to his lawyer and estate agent telling them they have 12 fucking hours to sign or the whole fucking thing is off, to which my lawyer said i don't think you cam do that, to which i said , send it to them just as i said , minus the swearing....

 

They signed the papers that day.

Fucking snakes....the lot of them. I bet that when Adam or Eve or whoever picked the apple from that tree the next thing the snake did was try and sell Cain the tree to Abel whole stringing along Noah or whoever else was there in the Garden of Eden.

 

Good location, lovely tended garden, bountiful tree and the neighbors used to be nudists but are now covered up. Priced for quick sale.

Okay latest update.

 

We are booked in on Saturday to see the mortgage advisor who sorted our mortgage in principal out.  I'm feeling a bit uneasy about the whole thing.  They've delayed the move in date to December as I mentioned above despite telling us when we went to view that they were free to move out then.  They also took over a week to accept the offer of asking price.

 

I assumed this was to go in and speak to the estate agents and the advisor about the process of what is going to happen and pay for the survey.  The advisor has sent an email to my bird saying the fees for the different surveys and thrown in this "brokers fee" of £399 which we will be paying on Saturday as well.  According to my bird we are paying this for her fee and she will do any future mortgages for us for free.  Sounds like a fucking joke to me to be honest.  I thought brokers took their fee from the Banks/Building Societies, am I wrong?

 

It's just all screaming slow down at me because these fucking cunts are delaying on us.  It hasn't been taken off the website yet either.  Am I being unrealistic saying I want it off the website before we do anything?  Or should I just accept it pay this money over on Saturday and ask them to take it down off the website asap because we've had the offer accepted and now paid for a survey?  Is there any realistic way of tying these fuckers in so they can't fuck us over in or before December?

No its not - any offer doesn't mean crap. The property will continue to be actively marketed until under contract - even then most agents will continue to keep it posted as it is in their best interest to generate calls - they can then switch those buyers to other properties.

 

Do you have a signed letter of acceptance?

I'm new to this so tell me if I'm overreacting.

 

It's probably best to start by explaining my current situation. My bird and I have saved up a deposit to buy a house. We are both in full time jobs and I have been in mine for over 5 years now. We got our mortgage in principal early on last week. The spanner in the works is that I handed my resignation in on Friday as I got a new job offer in the middle of the week. Although it's an increase in pay I'm obviously not going to tell the bank this straight away as it might effect our mortgage application if we find a house sharpish. There would be no point but in effect we've only got a month to pretty much sort out finding a house before I would have to tell them I've got a new job.

 

Luckily we found one. We'd seen about 10 houses over the first weekend of looking and the last one we went in was spot on. A few grand over what we had budgeted for but we thought fuck it. It needs absolutely nothing doing to it and the location is perfect. So after a second viewing and some deliberation we decided to offer them asking price in the hope they would accept quickly to get it done and nobody else would offer that or at least straight away.

 

That was Thursday last week. It's now Tuesday. We hadn't heard a fucking peep out of them and I was refusing to ring them out of principal more than anything. We came up with the idea of ringing them and booking in viewings for other houses with the same estate agent. My bird bottled it though on Saturday and rang them to ask what was going on. They came up with the excuse that the offer had took them by surprise. They were planning on renting after they sold the house and weren't expecting an offer so soon so don't have anywhere to go to and were using the weekend to find somewhere. We would know by Monday.

 

Monday comes and my bird gets an email from them saying we will know by tomorrow. Still nothing today. I just get the impression they are stalling us hoping to get somebody else to come in and offer more than the asking price. At what point do I say I'm withdrawing the offer? I feel like doing it now to be honest but I'm an impatient cunt at times. This excuse just seems pretty weak as they could easily ask us to delay a moving in date until they find somewhere. There's surely no reason to not say yes other than fucking us round trying to cause a bidding war. Something which we definitely wouldn't be getting involved in.

 

It's a great house and the best we had seen by far but I'm not stupid, other houses will come up. Should we just sit and wait or is this a sign they will be fucking us round for the whole process which I definitely won't have the time or patience for?

My advice; don't.

 

She'll only leave you and break your heart and you'll end up wondering what to do with a house that will go up in value but as yet needs money pitting into it, which with the fees you've spent buying it and moving already feels like a massive waste.

 

Why the fuck would you want that?

Take it easy, mate.  It's a long process and you can only move as quick as your seller.  Maybe try and get some assurances from them before paying fees, though?  Maybe ask them if they've instructed solicitors or paid down a reservation fee on their new build?  That would show some kind of commitment.  

 

The short answer to your question is that nothing is guaranteed until exchange of contracts.  It's just the way it is.  

 

The broker's arrangement fee will likely be added to the loan once you have a firm offer.  The £399 is just to get the ball rolling and get you under their evil commission based spell.  But it's a necessary evil, unless you want the hassle of approaching banks and building societies directly.

11 weeks ago my offer was accepted.

 

The vendor used the legal sister company of the estate agents (Ocean) so when they gave me the usual bullshit sell about being the cheapest, quickest etc (they were mid range) I went along with it to try and get it all sorted as quickly as possible.

 

It's now 11 weeks since my offer was accepted and I'm yet to receive my report from the searches. Every call is meted with blame deflection and every single person bar the trainee is pig ugly.

 

When you're paying out that sort of money you at least deserve a fit bird with big tits referring to you by Mr...

 

Stay the fuck away from Ocean.

During that time, the estate agent went back to the vendor to advise them that the property market was expanding and they could probably get a higher sale price than what we had been accepted on.

 

Thankfully, the old woman owner, told the estate agent that she was standing by our agreed offer.

 

The for sale sign was still up in the garden when we got the keys.
