It's honestly not as difficult as it sounds, and a good letting agent should take up most of the flack, but I would warn you that there are such people as I'd call 'professional tenants'. These parasites know every rule in the book, and can really do you over - the law is set up massively in the tenants favour rather than the landlords. BUT if you choose the right tenant you could have years of trouble free letting. In other words, don't jump in too quickly, and I would honestly insist on a guarantor as well as rental insurance (we use: Letting agent, landlord or tenant - Rentshield offer Insurance Services for Tenants, Landlords and Agents in the UK and Tenant Referencing Services to protect your investment property.).

If you have a mortgage on the property you'll need to check the T&C's as they may not allow letting. If you do decide to let MAKE SURE THE TENANT HAS A GUARANTOR. I really can't stress this enough - if the tenant fcuks the place over, the guarantor is jointly liable and it's another avenue to retrieve any money's owed. It's better to not have a tenant than have a tenant without a guarantor IMO. 10% is a standard management charge, plus a finders fee of 10%+VAT of the initial lease, eg: a 6 month let at £500pcm would result in a £50 management fee per month (possibly +VAT), and a finders fee of £300+VAT. They'll do the references for you etc. Best of luck!

I can already hear the replies to this, but if I were currently in charge at Liverpool I'd be putting Kenny on notice that he may be required to take the hot seat before Christmas time if results don't improve. Purslow and Broughton were 100% correct to not appoint Kenny as manager, as he does have a greater roll to play - he should be the man tasked with implementing The Liverpool Way through every level of the club - but we may soon need him more than ever. IF we were hit with a 9 point deduction due to entering administration things could get sticky, and performances like today, where 3 points should have been a certainty, could become very costly.

Firstly, Apple's in-built firewall for some ridiculous reason is not switched 'On' when shipped. Go to: System Preferences -> Security -> Firewall to make sure you have it switched on, as it's all the security you're likely to need with the Mac.
