I remember a John Oliver segment talking about how sports stadiums dont regenerate areas though beyond the actual area itself looking different.

But to be fair there's exceptions to rules. Obviously because of covid things may change for any regeneration now, but that part of the waterfront is prime for redevelopment and if it could attract business too, it could be significant for the city. Unfortunately covid is going to make money tight for businesses and people and in terms of office space, companies will be looking to reduce footprint. But there is an opportunity with the right vision and transport upgrades, this area could be more than a stadium and a shit factory. However, on top of the covid issues, Peel are cunts and we have no serious leadership in the city right now to drive a project like this anyway. 

 

There's nothing would make me happier than them building a stadium and it kick starting an economy for the city that isn't focused on stag and hen do's. However, the reality is they don't have planning permission, they don't have the funding and Peels track record is about the same as Everton's over the last couple of decades.
