Peel have really dragged this Liverpool Waters thing out. The two terminals for the cruise ships and the IOM ferry were always happening, the IOM local government paid for the majority of the ferry terminal and there's only been painstakingly slow process on Princess Dock. 

 

All these grand plans of 60 storey skyscrapers from 2005 keep getting whittled down every few years. In a few years it will just be a suburban Redrow style housing estate. 

The trouble with those tower blocks, you were always going to need a couple of blue chip anchor tenants and to get them, you need local leaders who aren't complete twats.

I can’t see Peel or the world heritage stopping the build.  It’s easy money for Peel and it’s too much of a boost to the local economy for it to be rejected on any other grounds.

 

The problem is and has always been the financial viability of it.  It hasn’t made sense since the commonwealth games bid failed and they had to fund it themselves.  Their accounts are a complete mess and they will never make enough money from the increase in capacity to justify building it.  The answer you see get given is corporate will make us more money.  Will it fucking Shite.  Nobody neutral wants to pay over the odds to watch mid table shit and no company is going to pay for season tickets etc for them.  Just because it happens at massive clubs like Liverpool and United and in London doesn’t mean it will automatically happen at Everton.

Nobody is going to build anything down there. Its ok for a stadium used every 2 weeks, but for anything else? Its next to a sewarge works, with fuck all else there.

The deals I’ve done, tended toward land owner can grab control back after the specified time if they want. But there is an appeal over ride period.

I’d just raise the issue, does the owner want to take it back? What’s their incentive to do so?

 

There was seemingly no option fee. So no windfall.

 

A stadium would do them a great turn by anchoring the site and bring some infrastructure spending with it, potentially lowering the Peel costs in the future.

 

I’ve not looked, does the councils planning policy direct a stadium here yet? So would another use be considered?

 

It might be that the housing is the answer to that. The government have republished their standard housing calculation method today for consultation. The top 20 urban areas are all expected to provide a 35% uplift on the 2019 figures and they government won’t sanction the use of the 2018 household projections, preferring the higher but out of date 2014 figures. Fudged it again to take pressure of the Tory shires and lump it to urban areas (17 of 20 being labour led - funny that)
 

The other point is, who would want that site when the rest has not progressed. The costs must be horrendous

Of course, it won't happen. That's why "It is Anfield". No other place can replace it. Imagine just 2000 fans are influencing our performances, what will happen to the opposing teams once after the vaccine, the stadium is packed.

Another reason for complaining is playing in Europe, again they obviously can't comprehend that either.

The only teams in the league better than us at this moment are the RS and Spurs. But we need more consistency. Getting beat by a poor Man U team and getting rolled over by Southampton who aren't bad to be fair and a poor Newcastle side says we need improvement and that can only be by bringing in new blood and mentality.

Chelsea and United are better than us in top form. I’d say we have the 9th best squad in the league (behind the sky six, Leicester, and Wolves) but we have a better manager than 5 of those teams, and our very best players (Richarlison, James, Digne) are better than any players Wolves or Leicester have.

Nobody would claim that having a small number of players in different positions out at the same time is a crisis. Having 3 CBs out at the same time is a crisis  - and we're not moaning, we're just getting on with winning  stuff.

I also think there's a bit of complacency creeping in. Natural, I guess, but they don't seem to raise their game as much against the perceived 'lesser sides'. That's no slight on Villa et al, more the sheer arrogance of Big Stand FC
Long may it continue.

There isnt a team in this league that right now look impressive. In a normal PL season this Liverpool team would be struggling to get top 4.
