We dont want council money and the club should get a higher commercial value from the private sector.

 

Sad news but not unexpected and we need to consolidate the training base and the academy. Only fly in the oinment is if Kirkby residents object loud enough the club could be forced to look elsewhere.

The same residents who were happy to breath in the shit churned out by Sonae day after day ? The move will be in the bag. There's no way the club would have been as vocal about it otherwise.

Just because they had to put up with it doesnt mean they were happy with it. And as that's now gone they may not want a football development on the doorstep. NIMBYs can become vocal.

Makes sense to have it all together. The young players need reminders of a path to the big time if they knuckle down and work hard, and whatever overlap there might be with having the top players around can only be a good thing.

 

It also gives us a chance to have state of the art facilities and keep up, with Man City being the stand out example of what is done elsewhere.

This makes sense. Have the youth learn something off the first team. Klopp and his staff don't have to trek between locations to check out the kids (stop that giggling). FSG will reduce the cost of maintaining two sites but increase employment for the local area. I read its 160 homes they can squeeze onto the Melwood site. At 150K per home thats 24M. Add sponsorship/naming rights and they'll make that back up easy. Plus the increased chance of picking up the next Owen/Gerrard/Rooney for buttons. That alone is worth the outlay. With an indoor pitch planned thats all weather training sorted.

The 160 homes at £150k apiece equating to £24m is what the developer will get, not LFC. And that's before you take off costs.

 

I initially said LFC may get £5m - £7m for Melwood, they might get £10m with a good wind if planning permission for 160 homes is given.

The sale value of Melwood would be determined by the number of houses that could be built taking into account the houses average sale price.

 

Seeing as Melwood is already landlocked by existing houses, I cant see many £300k houses being built there. Id imagine the club would do well to get, what, £5m for it?

That article suggests they only built 82 houses on Bellefield. Bellefield was probably even more landlocked as they had to knowledge a house down to build an access road into the new estate there. I'd have though Melwood and Bellefield are pretty similar in size.

A public consultation is being held today for local residents and businesses in Kirkby to discuss the proposed redevelopment of Liverpool FC's Academy site.

Last month, LFC and Knowsley Metropolitan Borough Council (KMBC) announced joint plans for a proposed redevelopment of the site that includes improvements for local residents and the community playing fields at Simonswood Lane.

The consultation will be held today at Northwood Community Centre in Kirkby from 2pm until 8pm.

Residents will have the opportunity to view the proposed plans in detail, speak with members of the project team and leave their feedback. Representatives from LFC and KMBC, as well as experts in planning, construction and transport, will be available to answer questions. 

LFC’s vision is to bring its first team and Academy football training operations and facilities together on one site. The £50million proposal includes the construction of a new combined training centre, the redevelopment of the existing facilities including an upgraded pitch, a new viewing stand for spectators and designs to convert the main pitch into a first-class covered full-size pitch.

As part of the proposed masterplan, KMBC is leading on proposals to provide new and improved football pitches and sports facilities to the area, working closely with local football teams, including Kirkby AFC. The much-needed upgrade to the pitches will be able to support the highest level of amateur football matches with new changing facilities and car park.

The surrounding area will also see improvements which include new dog walking and cycling paths, new lighting and improved security with a CCTV system. To enable the proposals to go ahead, LFC will need to purchase additional land immediately adjacent to the Academy site and close part of Moss Lane between Simonswood Lane and Arbour Lane.

Local residents and the wider Kirkby community are encouraged to attend today’s public consultation to see the proposals in more detail.
