After 4 years in the same place, my tenancy agreement is due to run out in July, but I'm not moving into my new place till October. I've asked the letting agency to either scrap the existing contract and I'll sign a new one for 6 months from April or to give me a 3-month extension, both of which have been refused.

 

What are my options here?

 

I'm positive it is more trouble than it is worth for them to taken any action to have me out as it'll take more than three months for them to get anywhere. And any court they go to looking to serve an eviction would probably take a dim view as I'm being entirely reasonable and paying the rent as normal.
